After the Storm: First Steps

Stay away from downed power lines and standing water, and don't go up on the roof.

Photograph the roof, the windows and doors, and any water inside before anything is moved or cleaned up.
- 3Prevent more damage if you can do it safely
Move belongings away from leaks and put down buckets or towels.

The Florida 25% Roof Rule, Explained
Many homeowners hear that if 25% or more of a roof is damaged, the whole roof has to be replaced to current code. Since 2022, Florida law says it depends on how your roof was built:
- Roof built, repaired or replaced to the 2007 Florida Building Code or later: when 25% or more is repaired, replaced or recovered, only the part being worked on has to meet current code. The rest of the roof doesn't have to be redone.
- Roof built to an older code: the older rules may still apply, and a larger repair can require bringing the whole roof up to current code.
When your roof was last permitted usually tells you which group you're in. We look at that during the on-site estimate and explain the options in your written proposal. Your local building department makes the final call.
Insurance: What We Can and Can't Do
What we can do:
- Inspect the damage and take photos.
- Give you a written, itemized estimate of the repairs, with materials and labor broken out.
- Pull the permits and do the work to code.
What we can't do: Florida law doesn't let contractors interpret your policy, tell you what's covered or handle your claim unless they're a licensed public adjuster. For questions about your policy or a claim, talk to your insurance company or agent, or a licensed public adjuster.

What should I do first after storm damage?
Stay safe, take photos and video of the damage before anything is cleaned up, and prevent more damage if you can do it safely. Then upload the photos with our free estimate form.
Can I call after hours?
Yes. For storm or roof-damage emergencies, call (786) 661-3188 any time, day or night. On-site response is typically under 4 hours in our service area, depending on crew availability and distance; after major storms it may take longer. The repairs themselves are scheduled after the estimate. Photos and requests sent online are answered during office hours, so please call if it's an emergency.
Do I have to replace my whole roof if 25% is damaged?
Not always. If your roof was built, repaired or replaced to the 2007 Florida Building Code or later, Florida law says only the part being repaired or replaced has to meet current code. Older roofs may still need more work to meet code. We'll explain what applies to your roof in your written proposal.
Can you help with my insurance claim?
We can inspect the damage, take photos and give you a written, itemized estimate of the repairs. We can't interpret your policy, advise you on coverage or handle your claim. For that, talk to your insurance company or agent, or a licensed public adjuster. You're responsible for paying your deductible.
Can I cancel a roof contract I signed after a hurricane?
Florida law gives you a special right after declared emergencies. If you sign a contract to repair or replace your roof within 180 days of a storm the Governor declared a state of emergency for, and your home is in the declared area, you can cancel without penalty or obligation within 10 days of signing, or by the official start date, whichever comes first. The official start date is the day roofing materials that will be part of the final roof start being installed, a permit is issued, or a code-compliant temporary repair is made to the roof. To cancel, send written notice by certified mail, return receipt requested (or another mailing with proof), to the address in the contract. Other cancellation rights may also apply, for example Florida's home solicitation sale law (3 business days for many sales solicited at your home), and the federal 3-business-day right for many contracts signed at your home. Your contract will explain the rights that apply to it.
Do you remove water and dry out my home?
No. We don't do water extraction, drying or mold remediation. Once a water-mitigation company has dried the area, we rebuild what was damaged: drywall, flooring, tile, cabinets, kitchens and bathrooms.
